There are neighborhoods you move to, and then there are neighborhoods you arrive at.

Edgemoor is the latter.

A Bit of History

For most of Bellingham's early history, the land that is now Edgemoor belonged to one family. Lairmont Manor — the elegant estate still standing at the edge of the neighborhood — was built in 1914 for C.X. Larrabee, one of Bellingham's most prominent entrepreneurs. Larrabee died before the home was finished, but his wife Frances supervised its completion and raised their four children there, living in the house until her death in 1941. For decades, it was the only residence on what the Larrabees simply called "the moor." The rest of the neighborhood developed gradually from the 1930s onward, and the name Edgemoor — taken from the family's own description of their land — stuck. Today Lairmont Manor operates as an event venue, and its presence gives Edgemoor something few Bellingham neighborhoods can claim: a founding story with a name still attached to the land.

Situated along the western edge of Bellingham overlooking Bellingham Bay and the San Juan Islands, Edgemoor has long held a special place in this city's real estate landscape — not just for its views, but for what it represents: a quieter, more refined chapter of life in one of the Pacific Northwest's most beautiful settings.

the feel of the neighborhood

Edgemoor is primarily a single-family residential neighborhood with large lots, mature landscaping, and a sense of privacy and permanence that's difficult to find elsewhere in Bellingham. The streets are quiet. The homes are set back. There's room to breathe here in a way that feels genuinely luxurious without being showy about it.

Long-time residents have deep roots in this community, and that shows in how the neighborhood looks and feels — well-maintained, thoughtfully landscaped, and unhurried. New arrivals often remark on how quickly it feels like home.

the homes

Properties in Edgemoor range from classic mid-century estates and Tudor-style homes to updated Northwest contemporaries and custom-built residences. Many homes offer partial or full water views, and lots tend to be generous by Bellingham standards. The architectural character is varied but consistently quality-oriented — these are homes built to last and to be lived in for the long term.

Price ranges in Edgemoor typically start in the mid-$700s* and can extend well over a million dollars for premium view properties or extensively renovated homes. For buyers with the flexibility to invest in a property at this level, Edgemoor often represents exceptional long-term value — the neighborhood holds its desirability firmly over time.

why it works for the next chapter

Edgemoor tends to attract buyers at a specific and meaningful point in life — people who have worked hard, made thoughtful decisions, and are now ready to settle into somewhere truly right for them. Whether that means downsizing from a larger property, relocating from out of state, or finally making the move to the neighborhood they've had their eye on for years, the pattern is consistent.

For sellers in Edgemoor, the story is equally clear. Homes here attract serious, qualified buyers who understand value and aren't shopping casually. Presenting and marketing an Edgemoor property well — pricing it accurately, staging it thoughtfully, and reaching the right audience — matters enormously in this price range, and I take that responsibility seriously.

access and lifestyle

Edgemoor sits close to Boulevard Park and the South Bay Trail, offering some of the most scenic walking and cycling in Bellingham right at your doorstep. Fairhaven Village is minutes away for dining, shopping, and everyday needs. The neighborhood is convenient to PeaceHealth St. Joseph Medical Center and to I-5 for travel to Seattle or Vancouver.  And let's not forget the Bayside Swimming Club - Edgemoor's private, member-owned outdoor pool that turns a beautiful neighborhood into a true community.

For those considering a move to or within Edgemoor, this is a neighborhood where the details matter — and where working with someone who knows it well makes a real difference.
